Littleton Colorado real estate is one of the most popular areas of the Denver Colorado real estate market. With 3102 homes SOLD in 2007, it ranks as the #3 city in the Denver Real Estate market. The city of Littleton Colorado incorporated March 13, 1890, and was founded by merchants and farmers. The town hired engineer Richard Sullivan Little, who fell in love with the town and brought his wife over in 1872, in which they subdivided their property into the town of Littleton. Littleton Homes For Sale and real estate can be traced back to the Gold Rush of 1859 - bringing a rush of people to the small town. At that same time, a nearby city named Highlands Ranch, was undergoing minor development.
Highlands Ranch back in the 1880's still consisted of small farms and ranches. They had to travel all the way to visit the town of Littleton when they needed clothing, food, supplies or to see a doctor or dentist. Now days, Highlands Ranch is an unincorporated community with nearly 100,000 residents and Littleton is part of that community. It's kind of confusing because the Highlands Ranch portion of Littleton depends on what your tax deed says, your U.S. Post office address says or what the legal description is on the home you bought. In 1977, 26,000 acres, south of Littleton, was incorporated into Highlands Ranch. Littleton Colorado real estate and new homes for sale is divided into several areas on the Denver MLS search including Jefferson County South Central (JSC), Jefferson County South (JFS), Jefferson County West (JFW), Jefferson County Central (JFC), Douglas County West (DCW) and (DHL) Highlands Ranch, and South Suburban Central (SSC). There are newer Littleton homes by Morrison, homes south in Roxborough Park, homes in older Littleton off Broadway and Sante Fe, homes near Southwest Plaza Mall built in the late 1970's and 1980's, and Governors Ranch and Ken Caryl Ranch homes built in the 1990's and 2000's.
Popular subdivisions in Littleton include Country West, Governor's Ranch, West Meadows, Powderhorn, Ken Caryl Ranch, Ken Caryl Ranch Plains, Foothill Green, Willow Springs, Willow Brook, Woodmar, Leawood, Bow Mar, Canterbury, The Valley, Stony Creek, Normandy Estates, Columbine, Columbine Knolls, Columbine Hills, Columbine Manor, Oakbrook, Southbridge, Meadowbrook Heights, Friendly Hills, Harriman, Lakehurst, Quincy Lake, Belleview Acres.
The recent Littleton homes Sales Statistics for 2007 show that Littleton had a -7.12% negative sales growth over 2006, with 238 less homes SOLD and there was a higher number of Littleton foreclosure homes for sale too. Yet, since Littleton real estate overlaps with homes for sale in Highlands Ranch, the sales figures are slightly skewed depending on the specific MLS search areas as Highlands Ranch had a positive 13.18% sales volume increase! Schools, churches, hotels and stores were able to be built in Littleton with the addition of the Denver & Rio Grande Railroad back in 1871 and agriculture remained the major industry of Littleton after WWII. Nowadays, Littleton is known for high tech electronics, weapons, telecommunications, and aerospace. Manufacturing companies and employers include Lockheed Martin, Lucent Technologies and Dish Network. Littleton is the 17th most heavily populated city in Colorado. The suburb south of Denver is 13.9 square miles, with a population of approximately 41,519, including 17,313 households, and 10,387 families residing in the city.
