Louisville Colorado Real Estate - and Buying & Selling Louisville CO Homes
 

Louisville Colorado real estate and homes for sale was founded back in 1878, and covers approximately 7.8 square miles.  Louisville provides an excellent scenic and safe hometown for its approximately 19,000 residents. The City of Louisville rests at about 5,530 feet above sea level, about six miles east of Boulder Colorado and 25 miles northwest of Downtown Denver.  Louisville real estate maintains a small town feel and delivers all the benefits of living along the Colorado Front Range including an excellent education and schools, our nice climate, good recreational activities, access to an active lifestyle, and proximity to breathtakingly beautiful landscape.  In fact, in 2007 Money Magazine rates Louisville Colorado real estate as the #1 place in the country to raise children.  Please refer back to our home page for more information on this or Denver Metro cities.

Louisville Colorado real estate is found in areas on the Denver MLS search (LSV) or Louisville.  The recent Louisville home Sales Statistics for Louisville homes for sale show that sales were basically flat, with 103 homes SOLD in 2007 compared to 115 in 2006.  There were a higher number of Louisville foreclosure homes for sale in 2007.

Historic Downtown Louisville, called Old Town by the locals, is where the city of Louisville had its auspicious beginings.  Century old buildings remain erected along Main Street and Front Street, along with specialty boutiques, unique restaurants, coffee shops, and pubs.  Pasquinis, opened in the mid-80s by mother and son, Judy and Tony Pasquini, provides extraordinary Italian cuisine.  Pasquinis is much more delicious than pizza and pasta, it’s a Louisville tradition and unique restaurant with a great atmosphere and great tradition. (Pasquinis is located at 816 Main Street).
 
The Blue Parrot, located nearby Pasquinis, is another authentic Italian eatery. This family-friendly restaurant was founded in 1919 by members of the Colacci family. The Colaccis still own and operate the restaurant to this day. The restaurant has maintained its business by protecting its guarded family recipes and providing an excellent atmosphere replete with actual historical photo covered walls.  (The Blue Parrot is located at 640 Main St).

The Huckleberry, an extremely popular breakfast joint, bakery, and tea room in Old Town, is hailed by locals as the best breakfast in the entirety of Boulder County.  The Huckleberry  is divided into several small rooms each with its own quaint name including the Parlor or the Den.  Guests are provided with a wide array of exotic black, green and herbal teas to enjoy with their sophisticated country cooked meal. (The Huckleberry is located at 700 Main Street).

The city of Louisville also organizes a number of community activities in Old Town.  The Parade of Lights marks the arrival of winter in Louisville, soon after WinterSkate, an old-fashioned outdoor ice-skating rink opens its gates.  Memory Square Park is a charming park located in Old Town.  The park provides a popular children’s play area and family picnic destination.  Located nearby Memory Square Park is the Memory Square Outdoor Pool.  The Park is a frequent venue for Louisville’s many festivals, including the Taste of Louisville, and Friday nights at the Louisville Downtown Street Faire.  The fair runs every Friday from mid-June to mid-August with live music and activities for children such as crafts and face painting. Held Labor Day Weekend, the Louisville Fall Festival brings the community together to celebrate the change of the seasons.  Old Town is also home to the brand new Public Library which city officials brag is over 30,000 square feet and has a lot of good books.

MacCaslin Boulevard Shopping Mall  Louisville has a major retail center spreading from East Downtown to the North End.   The shopping center provides access to a number of national chain stores (Sam's Club, Kohl's, Home Depot, Lowe's, Hobby Lobby, Albertson's, and Big Lots).  The shopping center also provides a number of family entertainment opportunities including the expansive Colony Square movie theater.  Other national chain restaurants are found on McCaslin Boulevard, as well as a wide selection of ethnic restaurants (Chinese, Vietnamese, Thai, Indian, and Mexican).

Like much of Colorado, Louisville receives an unparallel amount of sunshine.  The sun shines in the Front Range on average about 303 days a year.  Like the rest of cities in the Front Range region, Louisville enjoys mild winters, warm summers. The summer and winter mean temperatures remaining approximately around 30 degrees F. in January and in July around 72 degrees F. 

About 10 miles south of Louisville, the Flatirons Crossing Mall at the crossroads of the Northwest Parkway and U.S. 36, the SE Plateau provides a full high-end shopping mall including major department and specialty stores. Louisville is also half an hour from Denver's world-class Performing Arts Center where you can see The Denver Opera, Colorado Ballet, the Colorado Symphony Orchestra, and national theatre productions.  Close proximity to Denver also provides easy access to Invensco Field, Pepsi Center, or Coors’ Field for those interested in becoming Colorado sports fans.

 

Louisville’s greatest asset is its location.  It provides its residents with panoramic views of the Rocky Mountains, and the best access to Colorado’s active lifestyle and recreational activities. Louisville and the surrounding region have over 1.500 square miles of parks and open space and a little under 5,000 miles of unimpaired streams and waterways. 
 
These open space areas are home to many kinds of wildlife like coyotes, foxes, mule deer, prairie dogs, and many varieties of hawks and other birds of prey.  Louisville real estate also has an impressive network of biking, walking and hiking trails. The stunning and spectacular Rocky Mountains are within view of many homes and there's outstanding and world-renowned rock-climbing, hiking, and mountain biking only about 25 minutes from Louisville.  Excellent local skiing is only a 45 minute drive through Boulder Canyon to Eldora.  And, there's world-class ski resorts including Winter Park, Arapahoe Basin, Breckenridge, Copper Mountain, and Keystone are approximately an hour and a half away - plus Vail, Aspen and Snowmass a bit further away.

Recreation Centers
The Louisville Recreation and Senior Center offers lap swimming, basketball, racquet-ball, and handball courts, and exceptional exercise and weight equipment.  Ajoining the Louisville Recreation Center is the new skate-board and stunt-bike park.  The rec center host annual triathalons and other fitness activities for the community.

Golf Courses
 
Indian Peaks Golf Course is a public facility located in Lafayette, Colorado.  Amazing views of the Indian Peaks mountain range from most everywhere on the course.  The golf course is a Hale Irwin Signature Course.  The facility is complete with 18 holes of championship golf course, a boutique Golf Shop, and a remarkable practice facility including driving range, putting green, chipping green, and practice bunkers. Indian Peaks is routinely ranked in the top public courses in Colorado.  Golf Digest rated Indian Peaks a 4-Star course in its Places to Play Golf in America

Coal Creek Golf Course is located in Louisville, Colorado.  This course provides an 18-hole golf course offering challenging rounds also with a breathtaking view of the Rocky Mountains. The front nine presents a links style layout with large trees and plenty of water obstacles lining the fairways on all the holes but two.  The back nine challenges patrons with several elevation changes and a few sand traps.  The golf course provides for every level of ability with four sets of tees – so everyone can enjoy themselves.
 
Buying a home and living in Louisville is truly a pleasure if you're an outdoor enthusiast, as there's biking, hiking, rock climbing, golfing, hunting, rafting, fishing, running, boating, snow-shoeing and camping - all within a half hour of town!
 
    Louisville Colorado Real Estate Information...

Do you know what’s the #1 MISTAKE people make and the #1 COMPLAINT to the Colorado Real Estate Commission when buying or selling Louisville homes for sale; especially buying Louisville new homes?
