Westminster Colorado Real Estate - and Buying & Selling Westminster CO Town Homes

If you want the big-city convenience without the big-city crush, then Westminster, Colorado is the home sweet home you’ve been looking for.  Situated halfway between Denver and Boulder, Westminster offers easy highway access to both.  Westminster was rated as one of the top 25 best places to live by CNNMoney.com’s 2006 report, and for good reason!  Whether you’re looking for the aesthetic pleasure of great Rocky Mountain views, a safe and active community for your family, extensive shopping and entertainment, or just some space to breathe, Westminster, Colorado real estate and town homes are sure to meet your desires. Westminster sits on a hill, so if you look to the west you’ll find a spectacular mountain panorama which even includes excellent views of the Flat Irons near Boulder.  But you don’t have to go to the mountains to get your outdoor recreation fix.

Westminster’s most noteworthy attribute is its open space.  Thanks to an Open Space Program begun in the 1980s, over 2,500 acres of open space can be found within city limits.  If you add to that all the developed parks and two golf courses (The Heritage Golf Course at Westmoor and Legacy Ridge) then a full one-third of the city is green space.  With 63 miles of off-road trails within Westminster, including the highly acclaimed 12-mile-long Big Dry Creek Trail, getting to the outdoors can be as convenient as going to the grocery store.
 
Westminster is divided into three areas on the Denver MLS search including JFN, NSW and JNC.  The recent Westminster home Sales Statistics for 2007 show that Westminster home sales were down 4.81%, as there were 65 fewer single family homes SOLD in 2007 as compared to 2006.  There was a higher number of Westminster foreclosure homes for sale. The median home prices fluctuated quite a bit, depending on the specific area of Westminster or the neighborhood.  Call me at (303) 588-4665 and I can help you go over this further; depending on the areas in Westminster that you're interested in?

And if it’s water you’re craving more than trails, Westminster has Ketner Lake Open Space.  From a home in the subdivision Countryside, you can look out your front door at Ketner Lake and forget you’re in a city at all.  Ketner Lake Open Space backs up to Kensington Park, a 2-acre park distinctive for its three colorful totem poles and small outdoor amphitheater.  Kensington Park is a favorite of neighborhood kids and is only a short distance from Wayne Carle Middle School and Witt Elementary.  Then just across West 100th Ave from Ketner Lake you’ll discover the much larger Standley Lake Regional Park where you can find boating, birds and bass; Standley Lake Regional Park is open year round and is a hot-spot for water recreation and bird watching.  This park even boasts of being home to two American Bald Eagles! 
 
Look for a two-story home in Countryside, Sunstream, Westbrook or Kingsmill if you want to stay near to Standley Lake.  If it’s less adventurous waters you’re looking for, Westminster still has you covered: City Park Recreation Center on Sheridan Blvd, the Swim and Fitness Center on West 76th Avenue, and Countryside Outdoor Pool on Oak Street will keep you and your family swimming laps. 
 
Westminster’s Open Space Program is supported by the city sales tax— which means that Westminster’s next-best feature is fabulous shopping.  Westminster currently sports 17 business parks and 46 retail centers, and they’re still building!  Westminster Mall has over 140 stores.  A nice feature of the mall is that it offers cushy comfortable chairs to patrons, placed throughout the mall next to small oases of potted greenery.

 

And speaking of greenery, did you know there were palm trees in Colorado?  Yes, you’ll find them at the intersection of Wadsworth and 88th, where a few simulated palms mark the entrance to Brookhill shopping center.  In warmer weather the palms share the spotlight with a beautiful fountain and pool.  Brookhill is a sprawling outdoor shopping center where you can grab a burger from Chili’s or Vietnamese noodles from Pho 78 (they deliver too), get that plywood for your project from The Home Depot, find the perfect shoes at Shoe Carnival, new sheets from Bed Bath and Beyond, a comfy dog bed at PetCo., and then switch your insurance to Liberty Mutual and get a Chiropractic treatment all in one shot.

Then for all your entertainment needs (and yet more shopping), you can head over to Promenade at approximately 104th and Westminster Blvd.  Here you can find an AMC movie theater, Splitz Bowling Center, and a Dave & Buster’s among other bars, restaurants and comedy clubs.  Promenade is also home to the Ice Center, an indoor recreation facility for skating and hockey enthusiasts.   Just down the street you’ll find the Butterfly Pavillion— a must see for the whole family.  

No home in Westminster is terribly far from the beauty of open space, but if you’d rather be close to the business and shopping districts, choose a home in Torrey Peaks or Hyland Greens East.  Tuscany Trails will put you right in a centralized location.  No matter which area you choose, Westminster is a family-friendly city committed to maintaining open space and community involvement.  You belong here.

Demographics:  Westminster’s estimated population is 108,710, with a median age of 32.6.  The median income is $53,313, which is higher than both the metro and state averages.  84.2% of residents are white, with 15.2% of those identifying as Hispanic, 6.2% are Asian, 1.5% are African-American, and 8.1% of the population is classified as some other race.

Library:   Westminster has two libraries: College Hill at 3705 West 112th Ave, and Irving Street Library at 7392 Irving St.  These libraries demonstrate their commitment to the community through activities for kids, teens and adults.  You and your child can enjoy Family Game and Puzzle Day, and your child will love Fairy Tale Puppet Theater and the regularly offered Storytimes.  For teens the library hosts an ongoing Anime Club and other events like the Teen Chocolate Fest.  Adults will love the College Hill Reading Group (great way to meet people in your new city!) and other activities like the Knit and Crochet Club and Genealogy Workshops.

Education:
   Westminster offers open enrollment for K-12, so parents can choose from schools in other neighborhoods to provide the best for their children.  Since Westminster is in both Adams County School District and the Jefferson County School District, it is served by three different school districts, offering a choice of 28 public Elementary Schools, 11 Middle Schools, 9 High Schools and 3 Charter Schools, as well as a handful of private schools.  Westminster is also home to Front Range Community College, which the largest community college in Colorado, and the Denver Court Reporting Academy.  With Westminster’s convenient location, an easy drive on the Highway 36 (the Denver-Boulder Turnpike) will take you to the University of Colorado at Boulder, or down into Denver to Metropolitan State College and the University of Denver.

Annual Events:   Summertime is especially active in Westminster: all summer long Westminster’s many parks play host to a Summer Concert Series.  The community comes together at City Park for the 4th of July festivities, and then August brings the Annual Westminster Faire, featuring entertainment, local arts and crafts, food, fun and more!  The city lights up for the winter holidays too, and with Spring comes the Mayor’s Easter Extravaganza, a favorite for kids age eight and younger.

Do you know what’s the #1 MISTAKE people make and the #1 COMPLAINT to the Colorado Real Estate Commission when buying or selling Westminster Colorado real estate and homes?
 
Shockingly, it’s that there was confusion on the Purchase Contract and the Buyers or the Sellers got “screwed financially” because they didn’t understand or were not clear on the Contract they just signed!
